Asbestos Re-inspection
Regulation 4 (Duty to Manage) of the Control of Asbestos Regulations 2012 requires non domestic building owners or Duty holders to firstly establish if their building contains asbestos and ,if so, effectively manage it.
As a part of this management process asbestos re-inspection surveys are undertaken on a regular basis to establish that any asbestos previously identified has not been damaged or has deteriorated to an extent whereby it has become hazardous.
Maintaining Asbestos Compliance
When an asbestos-containing material’s condition changes, the associated risks (material risk) with the product can change substantially and may no longer be safe and manageable.
By regularly carrying out a re-inspection survey, you will continue to meet your obligations under the regulations
Your Legal Obligations
Whilst it is not a legal requirement to have an asbestos re-inspection, it is a legal requirement to “manage asbestos” in all non-domestic premises. This is detailed under Regulation 4, Duty to manage asbestos in non-domestic premises – Control of Asbestos Regulation 2012.
The Approved Code of Practice for The Control of Asbestos Regulations 2012 states:
“As a minimum, the management plan, including records and drawings, should be reviewed every 12 months.”
Therefore, although not specifically detailed, asbestos re-inspections should as a minimum, be undertaken annually.
